Thinking about living in Morgan Hill, CA? This South County city sits at the southern tip of Silicon Valley, with a walkable downtown, hills on both sides and wine country right outside of town. Here is a quick, honest look at daily life, so you can decide if it fits you.
Where Morgan Hill Is and How It Feels
Morgan Hill is in southern Santa Clara County, roughly 24 miles south of downtown San Jose. It sits in a narrow part of the valley between the Santa Cruz Mountains to the west and the Diablo Range to the east, and El Toro, the peak above town, is on the city seal. About 45,000 people lived here at the 2020 census, so it still has a small-town feel.
Homes range from townhomes near downtown to hillside neighborhoods and larger lots on the edges of town. For a street-by-street look, see my Morgan Hill community guide, plus the Jackson Oaks and Holiday Lake Estates neighborhood guides.
Downtown Morgan Hill
Downtown runs along Monterey Road, with Third Street linking it to the train station. The city points to its shops, restaurants and community events, including the farmers market, Taste of Morgan Hill and the Fourth of July celebration. Late spring brings the Mushroom Mardi Gras festival, a local tradition since 1980.
Parks, Trails and Wine Country
If you love the outdoors, this is a big part of the appeal:
- Henry W. Coe State Park is the largest state park in Northern California, with about 87,000 acres of hills and ridges in the Diablo Range.
- Anderson Lake County Park sits just east of town.
- Uvas Canyon County Park is a few miles west in the Santa Cruz Mountains.
- Wineries: Morgan Hill is part of the Santa Clara Valley wine region (AVA), so tasting rooms are a short drive away.
Morgan Hill Schools
Morgan Hill Unified School District serves Morgan Hill, San Martin and Coyote Valley. Its high schools include Live Oak High and Ann Sobrato High, and the district also runs focus academies such as Paradise Valley Engineering Academy and Jackson Academy of Math and Music. School assignments depend on the address, so always confirm with the district before you buy.
Commuting from Morgan Hill
Most drivers use US-101 to reach San Jose and the rest of Silicon Valley. Caltrain stops at the Morgan Hill Transit Center on Depot Street, which also has a park and ride lot and VTA bus service. If you commute north every day, test the drive at your real work hours before you make an offer.
Is Morgan Hill Right for You?
Morgan Hill can be a great fit if you want more space, outdoor time and a friendly downtown, and you are okay with a longer trip to jobs farther north. Buyers looking at hillside homes should also plan for insurance and defensible-space questions. I wrote about that in hillside homes and fire insurance.
